About TwentyOne Angullia Park
TwentyOne Angullia Park, a freehold property comprising of only 54 residential units is located beside Wheelock Place and diagonally to Ion Orchard, is set to become the definitive high-end residential address in Singapore. Like the Peak Hong Kong; Roppongi Hills, Tokyo; KLCC Park Kuala Lumpur; The Bund, Shanghai; Central Park, New York; Hyde Park, London; TwentyOne Anguilla Park is an address which will be instantly recognisable as a locale for the city’s elite.
TwentyOne Angullia Park sits within Singapore’s most sophisticated luxury living district, sharing a neighbourhood with the finest international designer stores, luxury hotels such as St Regis, Marriott and Four Seasons, as well as an array of fabulous dining places. Architecturally, TwentyOne is about to become the most iconic and distinctive building in Orchard Road area; a true landmark not to be missed.
TwentyOne Angullia Park’s designer, SCDA Architects, is a multi-award winning firm that delivers the world’s architectural icons such as Singapore Commission Building in New Delhi, 5th Avenue in New York and Ginza in Toyko. As a result, TwentyOne Anguillia Park is masterfully designed with its signature double-volume height and floor-to-ceiling windows.
These design features portray a phenomenal sense of space within each luxury residence. Also, with pure, pristine and pragmatic aesthetics maximising the lightness and sophistication of glass with steel, light and ventilation is naturally maximized from every direction.
Naturally, SCDA Architect’s good taste for interiors also extend to making full use of its unique vantage point. The view from TwentyOne Angullia Park’s living rooms are brilliantly oriented to take in the spectacular view all the way down Singapore’s famed Orchard Road district. From the higher floors. the urban vistas extend even further and wider, sweeping across towards Marina Bay waterfront and the green expanse of the Singapore Botanic Gardens.
With just a two minutes walk to Orchard MRT station, TwentyOne Angullia Park allows no more than a few stops from art galleries, museums, Esplanade theatre and Singapore’s integrated resorts. When it comes to business dealing, the trip to Singapore CBD will also be an absolute breeze whether by train or limousine.
There is no doubt that Orchard area is hosting some of the most prestigious luxury residences in Singapore. That said, each individual section of Orchard stands differently in terms of density and as such, the *’ATAS-ness’ level of each road/address differs.
*Singlish dictionary: ATAS means ‘high-class’, sophistication
Considering the Orchard Road area as one of Singapore’s most cramped and transited areas during peak hours and weekends, the most disturbing scenario is to face a crowd leaving/coming back home. TwentyOne Anguilla is strategically placed to be within walking distance of all the amenities yet located slightly off the regular public transit areas for maximum privacy. There are only three developments with ‘Angullia Park’ Address, Skyline @ Orchard Boulevard, Orchard view and TwentyOne Angullia Park, comprising a total of 124 units.
Compared to its most competitive ATAS address (in terms of prestige and value), Nassim Hill, with five developments, totaling 255 units, TwentyOne Angullia Park wins the competition hands-down in density.
Following density, another aspect we find useful to compare for freehold property is the land size of the development (since the amount invested is not only for the space we reside in). Although the comparison to its two new freehold competitors- The Nassim and Gramecy Park, both have land sizes much bigger than TwentyOne Angullia Park, it might seems like a loss for potential new owners of TwentyOne Angullia. However, this luxury development’s distance to the Orchard MRT station and the immediate Orchard shopping belt makes it a better investment product as the key rental and property appreciation factor is ultimately location and it is this convenience that motivates buyers/tenants to purchase/rent a property.
Another property worth comparing to is The Orchard Residences, the residential part of Ion Orchard shopping mall. Although TwentyOne Angullia Park lose out in immediate distance to Orchard MRT by a minute walk, its freehold deed title won over the 99 years leasehold title. And this is further supported by the narrow gap in pricing between these two developments.
As the sayings goes ‘A picture tells a thousand words’. In terms of architecture, TwentyOne Angullia Park, it definitely stands out amongst its immediate neighbours. Visually, you can tell that the developer made a lot of effort ensuring the uniqueness of the building’s design. It is not just a basic tall tower with 90 degree angles and protruding balcony like any other high-end apartment complex. Furthermore, with its double-ceiling volume, you will find no other alternatives comparable to in terms of the “feeling of spaciousness”.
Good to invest?
Overall, given TwentyOne Angullia Park’s strategic location with freehold title deed, iconic architecture and city view paired with its highly reasonable pricing, it would definitely be a good investment product. The only downside is TwentyOne Angullia Park only has two units of 2 bedrooms at a size of 1,163 sqft while the rest of the units are 3 and 4 bedrooms, size ranging from 1,894 sqft to 3,348 sqft. This means that the quantum to purchase only caters to a niche group of people who can afford it.
